  • Cellulose Insulation

    Attic Insulation

This attic shows Cellulose Insulation measuring around 12-14 inches in this newly built Denver Colorado home. (click on the photo to enlarge, twice) 12 inches of cellulose (at 3.7 R per inch) provides a total R-factor of over R-40. This amount of insulation greatly reduces energy costs when compared to homes that were built many years ago.

  • Photo of Flexible Coupling That Has Compressed

    Concrete Slab Movement vs Plumbing

Flexible couplings installed on drain, waste and vent pipes in the basement area is now an industry standard. These rubber, flexible couplings are installed on the piping to allow for some upward concrete slab movement without damaging the pipes. The flexible coupling shown here in this Parker Colorado home has compressed somewhat and we suggest it be adjusted in the event the concrete slab should rise further. This adjustment should be performed by a qualified plumbing contractor and you should monitor this in the future. (click on the Photo Twice to Enlarge it,)

  • Walk Meeting Driveway

    Concrete Tripper Condition

These two photos (click on photo for close-up)show an example of an exterior concrete tripper condition of an Aurora Colorado home. When two areas of concrete meet and one has settled or raised 3/4" or more, this causes a safety issue and should be serviced to correct this. One remedy is to "mud jack" the settled portion to restore it to its original height. We will discuss with you other methods that are available depending on the actual cause of a condition that may exist. Note: Clicking on the photos again will enlarge the photo.

  • Furnace Vent Clearance

    Furnace Vent Clearance

A Conventional Furnace (as well as the water heater) vent requires a safe distance from combustion able materials (wood etc.). These photos taken at a Centennial Colorado home (click on photo for close-up) show the vent too close to the furnace room door frame and this condition needs corrected by a licensed HVAC serviceman. High efficiency units avoid this potential deficiency, because their efficiency allows the appliance to vent with PVC (white plumbing type piping) material because the higher heat temperatures are more utilized in heating the home

  • Sump Pump

    Sump Pump

Periodically check the sump pit in your home for signs of moisture or water. It would be prudent to install an automatic sump pump even if there is no indication of water present at this time, especially if this level is finished or partially finished. This Home Inspection photo take in Aurora Colorado found no signs of water in the sump pit but many times we do.

  • Water Heater Vent Deficiency

    Water Heater Vent Deficiency

This water heater located in the Parker Colorado area has a vent deficiency, can you see the problem in this Photo? (click on the photo to enlarge) The problem is that the draft hood that sits directly on the water heater where the vent is attached, is not properly seated and positioned over the vent exhaust which could cause deadly carbon monoxide poisoning. The draft hood needs to be re-positioned and secured to correct this.
